Eagle Point Real Estate Market: More Closings. Fewer Pendings. A Closer Look.

Eagle Point's August closings rose from a year earlier and the homes that sold moved quickly. But pending sales declined. The next decision depends on the home, its competition, and whether you are looking at existing homes or new construction.

Completed sales and new contracts diverged

August recorded 23 closings versus 21 a year earlier, a 9.5% increase. Pending sales moved the other way: 18 versus 25, down 28%. New listings eased from 28 to 26. Inventory was slightly lower at 98, compared with 102 a year earlier.

Closings reflect transactions reaching the finish line, while pending sales describe a different stage of activity. The higher closing count and lower pending count do not cancel each other out. Together, they suggest watching the next flow of contracts rather than assuming August's fast closings will continue unchanged.

The summer was uneven

Pending sales stepped down after June's 28, while supply moved back up from July's 3.9 months to 4.3. August's 10-day median stands out, but it describes the sales that closed—not the age of every home still available.

Price changes need a property-mix check

The August median sale price was $440,000, down 5.2% from $464,000 a year earlier. Yet reported price per square foot was $258, up 0.4%. List-price realization eased from 98.7% to 97.7%. Those different directions are a reason to inspect comparable properties before concluding that a particular home has lost 5.2% of its value.

In the separate RVAR existing-home view, June–August produced 45 sales versus 43 a year earlier. The $440,000 median was unchanged year over year, median cumulative days on market fell from 35 to 28, and inventory was unchanged at 68. This rolling existing-home series has a different scope from the DOMUS monthly snapshot.

Existing homes and new construction are different markets

The RVAR new-construction sample contained eight sales versus five a year earlier. Its median was $527,360, compared with $557,762, and cumulative days on market was 177 versus 102. With a small, project-sensitive sample, those figures should inform questions about available projects and incentives rather than a sweeping conclusion about all new homes.

Common questions

Does a 10-day median mean I need to rush?

No. It describes the middle of the August closed-sale group. Some homes took longer, some sold faster, and unsold inventory is outside that measure. Preparation helps; the specific property should drive the decision.

Does the pending decline predict a price decline?

No. Pending activity is one signal to monitor. It is not a price forecast, and monthly counts are not a tracked conversion cohort.
